Pretty special piece of property located in Tuscola County, up near Cass City. Approximately 88 acres, mostly wooded, with 2 gravel road fronts. Property has about a 1/2 mile of frontage on both sides of the Cass River. River frontage is both high and low bank. There are potential build sites on the high bank overlooking the river. All sorts of wildlife using this property, including deer, turkey, waterfowl, and small game. Heck we even had a bald eagle land nearby the day we were there shooting pictures. Some good fishing for smallmouth bass and pike all along the river. We did see the smallmouth swimming along the river's rocky bottom.
You'll find lots of big oak trees situated all along the ridge running above the river. Cedars and hemlocks to be found on the steeper river banks. The larger sections of woods have oaks, maples, beech, cheery, and poplars. Wooded areas along the river bottoms are thicker and brushy, providing the perfect bedding cover for the deer herd. The SE corner of the property is home to a large rolling hemlock forest. Looks like something out of the UP. One of those places you just want to have a seat and watch the world go by. The property does have a secluded 4 acre opening in the middle of the woods. Would be an awesome spot to drop in a food plot.
The property has been used for many years as a deer camp. There is an old house and barns up near the Green Rd front of the acreage. There is electric running to the house, but no well or septic. No value was given to either the house or barns. These structures are being sold in as-is condition. Another two track entrance can be found along Joshua Rd. Sellers ask that no one drive or walk on the property without permission and must have an agent with them. If you intend to walk this one, be sure to give yourself at least an hour to take in all it has to offer.
Property is bordered by the Cass City State Game area to the south across the river. North and west boundaries are large agricultural fields. East side is more wooded lands. Very secluded location.
