Washburn Rd 48
SOLD

Have you been searching for that special piece of hunting ground? A place that offers a challenge, not your run of the mill woodlot? A place that will stretch your imagination and endurance? You may have found it!! Up front are about 4 acres of high ground with a great combination of oaks, maples, poplars, and some softwood trees. The oaks are dropping lots of acorns this year to feed the deer and squirrels. There's a two track trail with a couple entrances that leads around the perimeter of the high ground. Thinking this high ground could make a heck of nice spot for a home, looking out over the remaining acreage that includes about 20 acres of gnarly lowlands, with a couple waterfowl ponds for the mallards and wood ducks, and some more wooded high ground beyond. It's not a walk in the park to wander those low lands, you'll need a compass, your rubber boots, patience, and caution to get through the brush, grass, and dense trees. An Argo ATV would be great for this area.

The high ground at the back of the property is really nice, has a good mixture of hard and softwood trees, and plenty of places to hang a tree stand. The neighboring land beyond to the west is a combination of farmland and woods. There have been some nice deer taken from this land in years past. That's not surprising as this place has just what a wise ole buck is looking for: woods, water, a food source, and few folks bothering his bedding area in those lowlands. If waterfowl are of interest, those ponds nestled in the lowlands often have wood ducks and mallards paddling about.

The address and aerial are estimated and for location purposes only. You must have an appointment and an agent with you to walk this one, please.
