10 partially wooded acres located on a gravel road about 1 mile from M-24. Power crosses the property at the road front. Driveway at the road front leads back through the middle of the acreage, providing access to most of the parcel.

There are 2 small county drains that cross the property. One toward the front has a crossing with a culvert in place. That one has a more seasonal water flow from spring rains and snow melts and is often dry in summer. The second drain, toward the back of the property, though small in size, does seem to have some water flow year round, providing a water source for the wildlife using the land.

Front of property is slightly rolling, with a combination of bushes and grassy spots with some pine trees and a nice sized apple tree. Plenty of rabbits and recently arrived deer call this area home. Seller has also started planting some white spruce in this area.

Middle part of the property has more open grassy areas and is also home to a new food plot planted last summer that both attracted and provided a food source for the deer and rabbits.

The rear part of the acreage is a combination of brush and trees on the east side of the county drain. There's a nice sized food plot planted last summer as well as a new cedar sided raised deer blind overlooking the plot. The west side of the drain is a combination of woods and low areas that are well used by the local deer herd. The food plots have definitely increased the number of wildlife using the property lately.

Property has been surveyed. You need an appointment to be on the property. Do not drive back. It's spring and the ground is too soft to drive on.
