Birch Run 50

Heavily wooded 50+ acres of hunting land with easy access to I-75 and close to all the things to do in Birch Run, Bridgeport and Frankenmuth. Located on a paved road with natural gas at the road front and power running back onto the property.

The front portion of the acreage has a gravel driveway leading back in to an older 2-bedroom home and garage. The garage is in very rough shape and not likely savable. The home needs lots of TLC, but maybe savable. There is a 24 x 40 cement floored pole barn in place with power. Currently there's a large maintained mowed area that could be a potential site for camping or maybe building a new home or cabin. An active railroad track crosses the property about 400 or so feet back from the old homestead.

There are a few creeks that wander thru the property. One crosses just beyond the open area up front. It connects to another that runs the length of the property from east to west. These creeks function both as water sources and travel paths for the many wildlife that call this place home. Good population of deer, turkey and small game can be found here. Lots of deer tracks in places along the creek banks. Plenty of agriculture in the area providing food for the critters.

The forest is a mix of high and low ground. The low ground will have areas of seasonally damp to wet spots. Lots of trees in the forest to hang tree stands and blinds. A trail system starts up front at the mowed area, runs west thru a nice sized food plot with a raised tower stand. It continues through the big woods nearly to the back of the property, where there's another tower stand. Eventually the trail heads southerly over to the big creek and follows that back east to the mowed area. Always an upgrade to have a well-defined trail around your woods.

You will need permission and a real estate agent with you to be on the property, please. Seller will entertain land contract offers.
